Development with Neighborhood Impact: Special Meeting Tuesday, November 9, at 7:00 pm

The Neighborhood Association received public notice of a TWG development at 1815–1835 North Meridian Street. While this property is not within the neighborhood’s boundaries, it is immediately adjacent to and impacts the neighborhood. This development site is not protected by IHPC, but residents may similarly provide input and express concerns through public hearings, City representatives of the Metropolitan Development Commission, and direct conversations with the development team.

Linked are Developer-provided documents. The proposed project includes a full rezoning, several variances, and a vacation of public alley. Below is a summary of the requests.

TWG Development, LLC, Petitioner, proposes a 4-story mixed-use redevelopment to include 115 residential rental units with first floor retail space of the existing 1.1 acre property with 2-3 story commercial buildings located at 1815 – 1835 North Meridian Street.

Rezoning – Current zoning C-4 / D-8, rezoning to MU-2 zoning district.
Height Variance – Max height 35 feet permitted, 53 feet height proposed.
Parking Variance – 97 parking spaces required, 17 parking spaces provided.
Setback Variance – 10 foot transitional yard required, variable with 0 foot proposed.
Vacation of Alley – Vacate public alley between 1819 and 1827 N Meridian St.
